Royal Palm Beach sales jumped even as prices stayed almost flat
Here is the number that changes how you think about this market. The Real Estate Data Aggregator counted 340 homes sold in ZIP 33411 in the three months ending August 31, 2026. That is up 30.8% from the same three months in 2025. Buyers are showing up in much bigger numbers, and prices have barely moved.
The median sale price was $479,250, down just 0.2% from a year before, according to the Real Estate Data Aggregator. That is nearly flat. Redfin reported that West Palm Beach home prices rose 10.4% year over year. Royal Palm Beach did not follow that curve. Prices here held steady while volume surged.
Supply fell while demand climbed
The Real Estate Data Aggregator recorded 436 homes for sale in ZIP 33411 during that same period. That is down 17.1% from a year before. New listings rose 12.5%, to 395. So more homes came to market, but there were still fewer available at any given moment. Buyers absorbed new supply quickly.
Months of supply dropped to 3.9, down 2.3 months from a year ago, per the Real Estate Data Aggregator. That tells you buyers are working through available homes faster than sellers are adding them. That is a meaningful shift in balance.
Homes are selling faster and closer to asking price
The median home sat on the market 81 days, which is 11 days shorter than the same period last year, according to the Real Estate Data Aggregator. The average sale price came in at 96.7% of list price, up 0.2 points year over year. Not every home sold fast, but the trend moved in one direction.
The Real Estate Data Aggregator also shows that 9.4% of homes sold above list price, up 3.2 points from a year ago. And 18.2% of homes went under contract within two weeks of listing, up 3.3 points. A small but growing share of sellers are seeing real competition.
The broader picture adds context
Nationally, Redfin reported U.S. home prices rose 3.8% year over year in September 2026, the fastest annual growth since June 2025. The Federal Housing Finance Agency put U.S. house prices up 2.6% from July 2025 to July 2026. Royal Palm Beach's 0.2% price dip sits well below both of those national figures.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC noted that a monthly payment on a median-priced home now takes roughly 33% of a median family's income, up from 26% in 2022. That cost pressure is real. It likely explains why buyers here are drawn to a market where prices have not run up.
Realtor.com also put the median list price for the Miami-Fort Lauderdale-West Palm Beach metro at $490,000. Royal Palm Beach's median sale price of $479,250 sits just below that metro figure, per the Real Estate Data Aggregator. That gap may be part of why this ZIP code is pulling buyers.
Pending sales point to more of the same
