Wellington inventory is tighter even with more new listings
The Real Estate Data Aggregator counted 396 homes for sale in ZIP 33414 during the three months ending August 31, 2026. That is down 14.8% from the same period a year ago. Fewer choices for buyers. More leverage for sellers who price it right.
Here is the part that surprises people. New listings rose too. The Real Estate Data Aggregator recorded 296 new listings in the same period, up 7.6% from a year before. More sellers are stepping in. But the total pool is still shrinking. That tells you homes are being absorbed faster than they are piling up.
Homes are selling faster and supply is dropping
The Real Estate Data Aggregator put the median days on market at 73 days for the three months ending August 31, 2026. That is 12 days shorter than the same stretch in 2025. Homes are moving more quickly, even at current prices.
Months of supply dropped to 4.7, down 1.7 months from a year ago, according to the Real Estate Data Aggregator. That is still above the 3-month mark that signals a seller's market, but the direction is clear. Supply is tightening.
Nearly 1 in 4 homes went under contract within two weeks
The Real Estate Data Aggregator found that 24.6% of Wellington homes went under contract within two weeks of listing. That share jumped 10.4 points from a year ago. The right home, priced well, is not sitting long.
Prices dipped a little, but sales picked up
The Real Estate Data Aggregator put the median sale price in ZIP 33414 at $626,000 for the three months ending August 31, 2026. That is down 1.8% from a year ago. A small dip, not a slide. And it did not slow buyers down. Sales rose 15.3% in the same period.
The average sale price came in at 95.7% of list price, down just 0.1 points from a year ago, per the Real Estate Data Aggregator. Sellers are getting close to what they ask. The gap is narrow.
The national picture adds context
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Wellington's 396 available homes tell a different story. The national pool is growing. The local one is not.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers budgeting monthly costs. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Wellington's 1.8% dip runs against that national current.
Realtor.com noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Wellington's sale-to-list ratio of 95.7% suggests sellers here are holding closer to their asking prices than many markets across the country.
- More new listings are arriving in Wellington, but the total supply is still shrinking.
- Homes are selling faster, sales are up 15.3%, and nearly 1 in 4 go under contract within two weeks.
- Prices eased slightly.
- The market is moving, and choices are tighter than they look on paper.
One more thing worth knowing. The Real Estate Data Aggregator covers all of ZIP 33414. One street can read very differently from the whole ZIP code. What sold near you, and for how much, may not match the median at all.
